Has the West Fraser Mill closure affected prices?
Many people have been asking how the closure of the West Fraser Mill might impact the 100 Mile House real estate market. In this month’s market update, we look directly at the numbers to see what is actually happening.
In this video, I break down the latest market data for February in the 100 Mile House area, including inventory levels, bare land listings, home sales trends, and days on market. Surprisingly, while overall listings have increased compared to last year, most of the growth is coming from bare land listings, not residential homes.
We also review the rolling 12-month average sale prices, which show that prices have remained relatively stable with only a slight increase year-over-year. Another interesting indicator is that days on market have actually decreased, which could suggest the market may tighten as we move into the spring season.
With spring approaching, inventory traditionally increases in June and July, so we’ll be watching closely to see if more listings come to market and how that might affect prices.
